SINKING FUND ANALYSIS
With Property Sale agreements requesting information on the Sinking Fund account, your property value may take an unexpected “hit” or a “boost”. Insurance companies are also expressing interest in Sinking Fund analysis for the purposes of calculating risk and premiums. The 2011 MUD Act requires all Owners’ Management Companies to create and save a certain amount each year into the Sinking Fund.
The Sinking Fund is to be utilised for costly long term projects which otherwise would be too high to budget in any one financial year. The challenge of putting away enough each year so to ensure that the OMC has enough money to replace the lifts in year 25 or that it has enough money to replace the roof in year 40-50.
Sinking Fund Analysis will help your OMC identify how much to budget each year into the sinking fund for the purposes of those projects in order to avoid huge levies. Our Sinking Fund Analysis will identify those projects and will provide you with a year by year breakdown which will enable your OMC to ensure that you are not putting too much or too little into your sinking fund.
